## Description

We're seeking an experienced **Operations Manager** to oversee the financial and operational performance of a multi-site property portfolio. Reporting to the VP of Operations, this role is ideal for a strategic leader who can balance financial oversight with hands-on team development — someone who thrives on turning strong properties into exceptional ones.

### Key Responsibilities

**Portfolio Oversight**  
Direct daily operations across multiple properties, ensuring corporate standards, occupancy goals, and maintenance benchmarks are consistently met.

**Financial Management**  
Build, review, and manage annual property budgets. Analyze monthly financial variances and implement cost-control strategies that maximize portfolio NOI.

**Team Leadership**  
Recruit, train, and mentor Property Managers. Conduct regular performance evaluations and foster a culture of accountability and high performance.

**Operational Strategy**  
Develop and enforce standardized operating procedures (SOPs) for leasing, maintenance, customer service, and vendor procurement across the portfolio.

**Risk & Compliance**

Ensure all properties strictly comply with California landlord-tenant laws, Fair Housing regulations, and OSHA safety standards.

## Requirements

### Qualifications & Skills

-   **5+ years** of multi-site property management experience, with a proven track record managing portfolios of 1,000+ units or 5+ separate assets
-   **Bachelor's degree** in Business, Real Estate, Finance, or a related field strongly preferred
-   Strong **financial acumen**, including a deep understanding of ROI, NOI, cap rates, and general ledger accounting
-   **Proficiency** in enterprise property management systems such as Entrata, Yardi, RealPage, or AppFolio, along with advanced Excel skills
-   Ability to **travel regularly** (up to 50%) to visit regional property sites and conduct inspections
-   Industry certifications such as **CPM or CAPS** are highly desirable
