## Description

Homey is building the operating system for UK residential property transactions: one AI-native platform connecting conveyancing, mortgages and sales progression. Our group includes an SRA-authorised conveyancing firm and an FCA-regulated mortgage broker, so every day our teams run thousands of real, regulated steps: chasing client ID documents, ordering searches, updating case files, reconciling payments, triaging inboxes and booking calls.

We already automate heavily with n8n and LLM agents. Now we want an exceptional operator in Colombo who understands how work actually gets done, maps it step by step, and replaces manual effort with reliable automation and AI agents, then proves the hours saved and the errors removed. This is a hands-on, high-impact role at the centre of how Homey scales, and we pay at the top of the Sri Lankan market to hire the very best.

**What you will own**

-   **Workflow discovery.** Sit with case handlers, conveyancers, finance, HR and property teams in the UK and Sri Lanka. Map processes end to end, and find the bottlenecks, hand-offs and rework.
-   **Automation build.** Design and ship automations using n8n, APIs, webhooks, scripts and LLM agents across our stack (Google Workspace, ClickUp, Front, Xero, Workable and our own platform).
-   **AI with a human in the loop.** Decide what AI does and what a person approves. Build guardrails, audit trails and exception queues, especially around regulated steps.
-   **Run it like a product.** Own your automations in production: monitoring, alerting, error handling and clear documentation, so they keep working when volumes grow.
-   **Prove the impact.** Baseline volumes and handling times before you build, then track hours saved, turnaround times and error rates, and report them to leadership.
-   **Adoption and change.** Train teams, write clear SOPs, and retire the old manual steps so the new way actually sticks.
-   **Prioritisation.** Own the automation backlog and pick the work with the biggest return. As the function grows, help hire and coach automation analysts.

## Requirements

**Must have**

-   5+ years in operations, process excellence, RPA/automation or solutions roles, including at least 2-3 years designing and shipping automations that real teams use in production
-   Hands-on with workflow automation tools such as n8n, Make, Zapier, Power Automate or UiPath, and comfortable with APIs, JSON and webhooks
-   Practical experience putting LLMs (for example OpenAI, Anthropic or Gemini) into business workflows: prompting, structured outputs, and testing that the results are reliable
-   Strong process mapping skills (swimlanes, BPMN or similar) and the ability to turn a messy real-world process into a clear, automatable workflow
-   Can show results with numbers: hours saved, faster turnaround, fewer errors
-   Can script in Python or JavaScript and query data with SQL
-   Excellent written and spoken English, and experience working with stakeholders in the UK, Europe or US

**Nice to have**

-   Experience in a regulated industry such as legal, financial services, insurance or property
-   Background in BPO, shared services or large-scale operations
-   Lean or Six Sigma training
-   Google Apps Script, ClickUp, Front or Xero experience
-   Has led or mentored a small automation or operations team

## Benefits

**Pay and terms**

-   **Monthly pay: LKR 550,000 - 850,000**, depending on experience, plus an annual performance bonus
-   Engagement: full-time contractor, with office space and equipment provided
-   Location: our Colombo office, with regular overlap with UK hours (around 1:30pm - 6:30pm Sri Lanka time)
-   Reporting to: UK-based leadership

-   Take-home exercise (around 4 hours) on a real Homey workflow: map the current process, show what you would automate first and why, and outline how you would build and measure it

-   Reference calls with two people you have reported to
-   Conversation with the founder
