Self-Employed Site Plumber – Immediate Start

**Location:** Ashford, Kent  
**Contract:** Self-employed subcontractor  
**Project:** Plumbing and heating installation across 20 new-build flats  
**Payment:** £230 per day or agreed price-work rates  
**CIS:** Payments are subject to CIS deductions where applicable  
**Start date:** Immediate

The role

Heated Mechanical Services is looking for an experienced self-employed site plumber for an immediate start on a 20-unit construction project in Ashford.

The role involves installing complete plumbing and heating systems, including communal risers and run-outs serving individual flats. Work must be completed in accordance with construction drawings, specifications, site programmes and applicable regulations.

Applicants must be experienced site plumbers who can work independently, maintain a high standard of workmanship and complete installations within agreed timescales.

Scope of work

-   Installation of communal plumbing and heating risers.
-   Installation of run-outs from communal risers to individual flats.
-   Installation of hot and cold-water pipework.
-   Installation of heating pipework and associated components.
-   First-fix and second-fix plumbing.
-   Air source heat pump system installation.
-   Hot-water cylinder installation.
-   Installation of sanitary ware, including toilets, basins, baths and showers.
-   Pressure testing, flushing and checking completed pipework.
-   Identifying and reporting defects, clashes or specification issues.
-   Working from drawings, specifications and site instructions.
-   Coordinating with site management and other trades.
-   Maintaining clean, safe and organised working areas.
-   Completing work to the required programme and quality standards.
-   Following all site health and safety procedures.

## Requirements

Essential requirements

-   Available to start immediately.
-   Valid CSCS card.
-   Own suitable hand and power tools.
-   Proven experience completing plumbing and heating installations on construction sites.
-   Experience installing communal risers and run-outs for flats.
-   Experience with first-fix and second-fix plumbing.
-   Ability to install hot, cold and heating pipework.
-   Ability to read and work accurately from construction drawings.
-   Ability to work independently and achieve programme targets.
-   Good understanding of site health and safety requirements.
-   Reliable transport to the Ashford site.
-   Right to work in the UK.

Desirable experience

-   Air source heat pump installations.
-   Unvented hot-water cylinder installations, ideally supported by a current G3 qualification.
-   New-build residential and apartment projects.
-   Communal plumbing and heating systems.
-   Price-work contracts.
-   Installation of complete plumbing packages across multiple flats.

The successful subcontractor may be required to provide:

-   UTR and CIS details.
-   Evidence of relevant qualifications and experience.
-   Public liability insurance.
-   References from previous site-based plumbing projects.
-   Appropriate personal protective equipment.

Payment

The role is available at a gross day rate of **£230 per day**, subject to CIS deductions where applicable.

Alternatively, **price work is available**, with rates and the scope of each work package agreed before commencement. Subcontractors will be required to submit accurate invoices in accordance with the agreed payment schedule.
