## Description

As part of Qiddiya City’s development pipeline, Qiddiya Investment Company is advancing the Qiddiya Performing Arts Centre (QPAC) as a flagship cultural and entertainment asset within the destination. With the operating model, programming strategy, commercial framework and business plan continuing to evolve, the Executive Director / General Manager - QPAC will play a critical owner-side leadership role in shaping the operating platform, protecting long-term value and positioning the asset for successful mobilisation and sustained performance.

The role will work across Strategy, Development, Finance, Operational Readiness, Commercial, Programming and third-party operators or service partners to optimise performance, govern delivery and ensure QIC retains appropriate oversight over business planning, programming direction, customer experience, partnerships, brand positioning and long-term value creation across the QPAC asset.

**Key Responsibilities:**  
**1\. Strategic Leadership:**  
\- Lead the owner-side asset management strategy for QPAC in alignment with QIC’s objectives, pre-opening priorities and long-term value creation agenda.  
\- Define strategic objectives, commercial frameworks and operating principles across live performance, venue utilisation, ancillary revenue, hospitality and non-event activation.  
\- Support operating model development, partner strategy and business plan challenge to ensure QIC retains decision-making authority over key commercial, customer and brand levers.

  
**2\. Relationship Management:**  
\- Build and maintain effective relationships with internal stakeholders, cultural institutions, artists, promoters, operators, advisors, government entities and commercial partners.  
\- Act as the key owner-side point of contact on operational, commercial and asset performance matters for QPAC.  
\- Ensure strong collaboration across Development, Strategy, Finance, Commercial and Operational Readiness to integrate asset management requirements through design, mobilisation and pre-opening.

  
**3\. Performance Monitoring:**  
\- Oversee operator or service partner performance for QPAC, ensuring delivery against contractual obligations, KPIs, SLAs and QIC strategic objectives.  
\- Establish and monitor performance dashboards covering revenue, profitability, utilisation, attendance, programming mix, customer experience, safety, compliance and readiness milestones.  
\- Lead regular performance reviews, audits and corrective action plans to drive continuous improvement and protect long-term asset value.

**4\. Financial Oversight:**  
\- Review and challenge business plans, budgets and forecasts to ensure commercial robustness and alignment with owner expectations.  
\- Drive achievement of financial targets, with a focus on sustainable revenue growth, EBITDA delivery and efficient asset utilisation.  
\- Analyse operating data and financial results to identify upside opportunities, performance risks and value enhancement initiatives.  
\- Support reporting and recommendations for executive stakeholders on asset performance, commercial outlook and investment implications.

  
**5\. Customer Experience and Programming:**  
\- Champion best-in-class customer and artist experience across performances, events, hospitality, premium offerings and venue journeys.  
\- Ensure customer experience and programming requirements are embedded into mobilisation, design-stage input and readiness planning.  
\- Monitor customer satisfaction and guest performance metrics, ensuring experiences are safe, distinctive and brand-consistent.  
\- Support a balanced programming calendar that maximises cultural relevance, visitation, utilisation and destination appeal.

  
**6\. Commercial, Marketing and Partnerships:**  
\- Work with internal and external stakeholders to optimise ticketing, sponsorship, partnerships, branding, food and beverage, retail and ancillary monetisation across QPAC.  
\- Shape programming and utilisation strategy to maximise visitation, yield, market positioning and repeat demand.  
\- Monitor market trends, benchmark comparable performing arts and live entertainment venues and identify strategic growth opportunities.

  
**7\. Team Leadership:**  
\- Build and lead a high-performing owner-side QPAC asset management capability aligned with asset priorities and mobilisation requirements.  
\- Coordinate closely with operating and service partner teams while avoiding duplication of delivery roles and ensuring QIC capability and institutional knowledge are strengthened over time.  
\- Mentor team members and foster a high-performance, commercially focused asset management culture.  
\- Provide owner-side leadership on mobilisation, governance and escalation of key risks and decisions.  
  
**Essential Duties and Responsibilities**

  
Lead the development and implementation of the QPAC Asset Management framework, including setting, monitoring and periodically refining strategic, operational, commercial and financial priorities.

  
Financial Metrics / Targets:  
Revenue growth, EBITDA, attendance, average ticket yield, venue utilisation, ancillary spend per visitor, sponsorship and partnership income, customer satisfaction and long-term return on investment.  
  
Metrics / Targets  
Customer experience, customer satisfaction, safety and compliance performance, event readiness, programming effectiveness, commercial conversion, partner performance and profitable growth across the QPAC asset

## Requirements

**Qualifications:**

Bachelor’s degree in Real Estate, Business Administration, Arts Management, Hospitality Management, or related fields.

Strong knowledge of asset management principles and practices relating to entertainment or cultural venues.

**Experience:**

\- Bachelor’s degree in business, finance, real estate, arts management, entertainment management, hospitality or a related discipline.  
\- Strong experience in performing arts, live entertainment, venue operations, cultural institutions, leisure or major event asset management.

\- Experience in pre-opening, operator mobilisation, business planning and owner-side governance of complex destination assets

\- Relevant professional certifications or memberships in asset management, project management, finance, hospitality, arts administration or related disciplines are preferred.

\- 10+ years of relevant experience in asset management, venue operations, performing arts, entertainment, leisure or related sectors.

\- Experience in the GCC or wider MENA region preferred, with demonstrated ability to operate in complex, high-growth development environments
