We're here to help!_ ** ROLE OVERVIEW AND PURPOSE** This role is responsible for ensuring the safe, reliable, and compliant delivery of mechanical maintenance activities, with a particular focus on safety-critical smoke ventilation assets. The postholder leads the planning and execution of maintenance works to programme, ensures compliance with statutory inspection and testing requirements, and manages asset risks and defects to support safe and continuous operations. The role also provides effective supervision of mechanical team members and contractors, helping to maintain high standards of safety, performance, and technical delivery across all maintenance activities. KEY RESPONSIBILITIES  Safety Leadership  - Promote and maintain a positive safety culture at all times.  - Ensure all works are carried out in accordance with Safe Systems of Work, Permits to Work, Risk Assessments, and Method Statements.  - Conduct site safety inspections, toolbox talks, and safety briefings.  - Ensure compliance with Health & Safety at Work Act, CDM Regulations, PUWER, LOLER, and other relevant legislation.  - Investigate incidents, near misses, and equipment failures, implementing corrective actions where required.  - Stop any unsafe work activities immediately.  Asset Management  - Supervise maintenance, testing, inspection, and fault rectification of:   - Smoke extraction fans.  - Tunnel ventilation systems.  - Fire and smoke dampers.  - HVAC plant.  - Pumps and pipework systems.  - Pressurisation systems.  - Mechanical plant and equipment.  - Associated control systems and interfaces.  - Ensure assets achieve required availability and reliability targets.  - Monitor asset condition and identify risks to safe operation.  - Support lifecycle planning and asset renewal programmes.  Maintenance & Operational Delivery  - Plan and supervise both planned and reactive maintenance activities.  - Coordinate mechanical technicians and specialist subcontractors.  - Ensure maintenance schedules are completed within agreed timescales.  - Verify that maintenance records, inspection reports, and certification are completed accurately.  - Review maintenance trends and recommend improvements to system performance.  - Support emergency response and asset recovery activities during equipment failures.  Testing & Compliance  - Supervise routine operational and performance testing of smoke control systems.  - Ensure testing is completed in accordance with statutory regulations and engineering standards.  - Review and validate maintenance documentation and test results.  - Support audits conducted by clients, regulators, and internal assurance teams.  - Ensure all defects are recorded, categorised, and managed through to completion.  Leadership & Team Management  - Lead, coach, and develop mechanical technicians and apprentices.  - Allocate resources effectively to meet operational requirements.  - Conduct performance reviews and competency assessments.  - Ensure personnel maintain required certifications and competencies.  - Promote continuous improvement and best practice within the team.  Contractor Management  - Manage specialist contractors undertaking maintenance and project works.  - Review contractor RAMS and competence records.  - Monitor contractor performance against safety, quality, and programme requirements.  - Ensure contractor activities comply with site rules and engineering standards.  Documentation & Reporting  - Maintain accurate asset records and maintenance histories.  - Produce reports on asset condition, failures, and maintenance performance.  - Update Computerised Maintenance Management Systems (CMMS).  - Provide technical reports and recommendations to management. ## Requirements Essential  - City and Guilds Level 3 or equivalent qualification in Mechanical Engineering.  - Proven experience supervising mechanical maintenance teams.  - Experience with smoke extraction, tunnel ventilation, HVAC, or critical mechanical systems.  - Knowledge of safety-critical asset maintenance.  - Understanding of maintenance planning and asset management principles.  - Strong knowledge of health, safety, and environmental legislation.  - Experience using CMMS systems.  Desirable Qualifications  - IOSH Managing Safely or NEBOSH Certificate.  - ILM or equivalent supervisory qualification.  - Membership of an engineering institution (IEng or working toward).  - Fire and smoke control system maintenance experience.  - Compressed air and pressure system experience.  - Rail, airport, tunnel, or critical infrastructure experience. ## Benefits We’re proud to offer a great range of benefits including: - 24/7 GP: Both you and your immediate family can speak to a UK-based GP from the comfort of your own home - Mental Health support and Life Event Counseling - Get Fit Programme - Financial and legal support - Cycle to work scheme - Access Perks at Work, our innovative employee app where you can find: - Perks: discounts, gift cards, cashback, and exclusive offers - Life: Search for resources and tools on topics ranging from family and life to health, money and work - Support: Online chat or telephone service for urgent support in a crisis For more information about ABM’s benefits, visit our  **About ABM:** ABM (NYSE: ABM) is one of the world’s largest providers of integrated facility, engineering, and infrastructure solutions.
