## Description

Alaro City is a joint venture between Rendeavour, the largest new city and industrial park builder in Africa, and the Lagos State Government. It is one of the fastest growing real estate and urban development projects in Nigeria. **ROLE SUMMARY.**

The MEP (MECH)  Design Engineer will be a hands-on design professional responsible for the full design lifecycle of mechanical and plumbing systems; from concept design and load calculations through to detailed design, drafting, and the production of construction-ready drawings, specifications, and Bills of Quantities.

This is fundamentally a design role. The successful candidate will personally draft drawings, build and develop Revit models, run sizing of mechanical and plumbing system, produce schematics and single-line diagrams, and prepare technical specifications. The role also includes design coordination with architects and structural engineers, design review against codes and standards, and periodic site visits to verify that installations match the issued design intent.

 **KEY RESPONSIBILITY**

**1)     Mechanical Systems Design**

-   Produce mechanical design calculations including HVAC heating/cooling load estimation, psychrometric analysis, duct and pipe sizing, pump head computations, and ventilation rate calculations for residential, commercial, and institutional buildings.
-   Design and draft HVAC layouts (chilled water, VRF/VRV, split and packaged systems), ductwork routes, plant room arrangements, equipment schedules, and mechanical schematics.
-   Design fire protection systems including wet and dry sprinkler networks, hydrant systems, gaseous suppression for critical rooms, and fire alarm coordination in line with NFPA 13, NFPA 14, NFPA 20, and NFPA 72.
-   Select equipment, prepare equipment schedules and technical data sheets, and ensure that designs comply with ASHRAE, SMACNA, CIBSE, and the Nigerian Building Code.

**2)     Plumbing Design**

-   Design domestic cold and hot water systems, including booster pump sizing, hot water generation strategy (calorifiers, heat pumps, solar thermal), and water treatment provisions.
-   Design sanitary drainage, soil and waste stacks, vent systems, grease interceptors, oil separators, and stormwater drainage in compliance with UPC, IPC, and BS EN 12056.
-   Carry out water demand calculations, fixture unit loads, pipe sizing, and pressure zoning across multi-storey developments.
-   Design connections to Alaro City’s central utility infrastructure, including potable water, irrigation, sewage, and reclaimed water networks.

**3)     Drafting & Production of Drawings**

-   Personally draft and produce all MEP design drawings; layouts, sections, schematics, single-line diagrams, riser diagrams, equipment schedules, details, and legends; to construction-ready standard.
-   Build, develop, and maintain Revit MEP models (Mechanical and Plumbing) at the appropriate LOD for each design stage.
-   Set up sheet sets, title blocks, view templates, annotation standards, and drawing numbering systems aligned with the project’s documentation standards.
-   Issue drawings at each design stage (concept, schematic, detailed, IFC) with full revision control, transmittals, and supporting drawing registers.
-   Produce AutoCAD drawings where required for legacy projects, contractor coordination, or 2D-only deliverables.

**4)     BIM Coordination & Clash Detection**

-   Participate in federated model coordination in Revit and Navisworks across architecture, structure, and MEP disciplines.
-   Run clash detection cycles on the MEP model, resolve hard and soft clashes within the design model, and re-issue updated coordinated drawings.
-   Maintain Revit templates, families, shared parameters, and view templates for the MEP discipline; develop the library as required for new projects.
-   Ensure model deliverables meet the agreed BIM standards (ISO 19650 where applicable).

**5)    Design Review & Technical Documentation**

-   Review and check own design output and the design output of junior staff or external sub-consultants for technical accuracy, code compliance, and constructability.
-   Prepare technical specifications, design basis reports, design narratives, and calculation packages for each project.
-   Develop and review Bills of Quantities (BOQ) and take-offs from the MEP design, ensuring quantities reconcile with the issued drawings.
-   Maintain a structured document control system covering drawings, calculations, specifications, and revision history.

**6)    Preconstruction Planning**

-   Provide MEP design input to project programming, packaging strategies, and procurement planning during preconstruction.
-   Prepare tender documentation including drawings, specifications, BOQs, and technical scopes of work for MEP packages.
-   Evaluate contractor and subcontractor technical submissions, prequalification responses, and method statements from a design perspective.
-   Support procurement on long-lead MEP equipment specifications, vendor technical evaluations, and equipment approval processes.

**7)   Construction Support & Periodic Site Visits**

-   Conduct periodic site visits to verify that installations match the issued design intent and to resolve design-related queries that arise during construction.
-   Review contractor shop drawings, builder’s work drawings, and combined services drawings (CSDs) against the issued design.
-   Review MEP material submittals, manufacturer data sheets, mock-ups, and product samples against approved specifications.
-   Respond to Requests for Information (RFIs), issue design clarifications, site instructions, and design change notices as required.
-   Witness key MEP commissioning activities (pressure tests, insulation resistance tests, balancing) and review commissioning records from a design conformance perspective

**8)   Codes, Standards & Compliance**

-   Ensure all MEP designs comply with applicable codes including NFPA, ASHRAE, CIBSE, IEC, IEEE, BS, EN, UPC, IPC, and the Nigerian Building Code.
-   Stay current with code revisions, energy efficiency requirements, and sustainability frameworks (LEED, EDGE, BREEAM)

## Requirements

**TECHNICAL SKILLS**

-   **BIM & Modelling:** Hands-on proficiency in Revit MEP (Electrical, Mechanical, Plumbing); must be able to model, annotate, schedule, and produce sheets independently. Navisworks Manage for clash detection. Dynamo for parametric workflows is a plus.
-   **CAD & Drafting:** Strong drafting proficiency in AutoCAD Mechanical, AutoCAD MEP, and AutoCAD Plant 3D for detailing, legacy drawings, and 2D-only deliverables.
-   **Design & Analytical Software:** HAP / Carrier E20-II / Trace 700 (HVAC load calculations), Watergems / EPANET (hydraulic networks), and other relevant MEP analytical software
-   **Documentation & Productivity:** Advanced Microsoft Excel for design calculations, schedules, and BOQs (lookups, dynamic arrays, conditional logic, and VBA where relevant). Microsoft Word for specifications and reports. Bluebeam Revu for drawing markup and review.
-   **Templates & Standards:** Demonstrated ability to develop and maintain Revit templates, AutoCAD templates, families, title blocks, drawing standards, and documentation systems.
-   **Design Workflow:** MEP design coordination workflows, shop drawing review, BOQ preparation and review, material submittal review, site inspections, and technical reporting.

**SOFT SKILLS AND COMPETENCIES**

-   Excellent written and verbal communication skills, including the ability to prepare clear design narratives, specifications, and technical reports.

**QUALIFICATIONS**

-   **Education:** Bachelor’s degree (B.Eng. / B.Sc. / B.Tech.) in Mechanical Engineering, Building Services Engineering, or a closely related discipline from a recognized institution.
-   **Experience:** Minimum of seven (7) years of relevant post-graduation experience in MEP design, with demonstrable design output on residential, commercial, and institutional building projects.
-   **Design Portfolio:** Verifiable portfolio of MEP design drawings, calculation packages, and specifications personally produced on completed building projects.
-   **Professional Registration:** Registered with COREN (Council for the Regulation of Engineering in Nigeria) or actively progressing towards registration

**EXPERIENCE**

-   Minimum of seven (7) years of relevant post-graduation experience producing MEP design deliverables for building projects.
-   Demonstrated design experience across all three asset classes; residential, commercial, and institutional buildings.
-   Hands-on experience producing MEP design drawings, calculations, specifications, and BOQs on BIM-enabled projects from concept design through to issued-for-construction (IFC) stage.
-   Demonstrated experience drafting and modelling personally in Revit and AutoCAD; this is not a purely review or management role.
-   Experience interfacing with architects, structural engineers, contractors, and regulatory authorities on design matters.
