## Description

We are seeking a highly experienced **Extra Low Voltage Senior Engineer** to join our team at the Property Facility Management unit**.**

Our new colleague will be reporting to the Facilities Management & Technical Director.

**Job Summary**

We are seeking an experienced and technically proficient Extra Low Voltage (ELV) Senior Engineer to take ownership of the performance, maintenance, and regulatory compliance of low voltage systems across a portfolio of residential assets. Reporting to the Facilities Management & Technical Director, this role ensures the safe, reliable, and efficient operation of all ELV infrastructure — including BMS, security, access control, CCTV, fire detection & alarm, structured cabling, audio/visual systems, video intercom, and building automation interfaces — contributing directly to resident satisfaction and asset integrity.

The ideal candidate brings deep technical knowledge of integrated ELV systems, a strong compliance mindset, and a proactive approach to managing complex installations in live, premium residential environments.

**In detail, the Extra Low Voltage Senior Engineer of FM, amongst others, will have the following responsibilities to:**

-   Lead technical oversight, maintenance, and lifecycle management of all Extra Low Voltage systems across the residential portfolio, including fire detection & alarm (FDA), access control, CCTV, video intercom, public address (PA), structured cabling (Cat 6/6A, fibre), WiFi networks, AV/media distribution, and BMS/IoT interfaces.
    
-   Manage the delivery of the ELV component of the Planned Preventive Maintenance (PPM) programme executed by specialist subcontractors through CAFM/CMMS software.
    
-   Conduct diagnostic reviews, fault finding, and technical problem resolution on complex ELV system issues, minimising disruption to residents.
    
-   Minimise downtime through proactive interventions, rigorous safe-system-of-work practices, and well-coordinated maintenance scheduling through CAFM/CMMS software.
    
-   Ensure all ELV systems comply with current applicable standards and regulations, including EN 54 (fire detection), BS EN 50131 (access control/intrusion detection), EN 62676 (CCTV), ISO 11801 / TIA-568 (structured cabling), and any relevant national legislation.
    
-   Lead the completion and review of periodic inspection reports, system certification records, and compliance documentation for all ELV installations through CAFM/CMMS software.
    
-   Maintain full records of system certifications, works permits, software licenses, warranty records, and operational logs.
    
-   Oversee external specialist contractors and suppliers delivering ELV system works, maintenance, and upgrades across the residential portfolio.
    
-   Review and approve technical documentation, Risk Assessments & Method Statements (RAMS), commissioning plans, and as-built drawings.
    
-   Supervise refurbishment, upgrade, and fit-out works involving ELV systems to ensure safety, functionality, and alignment with design intent and resident expectations.
    
-   Contribute to capital asset planning by advising on condition assessments, lifecycle forecasting, and technology replacement/upgrade strategies for ELV systems.
    
-   Identify and implement smart technology improvements, including integration of access control with property management platforms, CCTV video analytics, IoT sensor networks, etc..
    
-   Collaborate with M&E peers on BMS integration, smart-building upgrades, and the adoption of sustainable, energy-efficient ELV solutions.
    
-   Support the delivery of resident-facing technology enhancements (smart home systems, parcel management, digital intercom) in coordination with the PropTech and FM teams.
    

**You will be a successful candidate for our job opening, if you can identify yourself with the following criteria:**

**Academic Qualifications**

-   Degree-qualified in Electrical Engineering, Electronic Engineering, Building Services Engineering, or a closely related field.
    

**Professional Experience**

-   Minimum 5 years of experience in a senior extra low voltage engineering role, ideally within premium residential, mixed-use, commercial, or hospitality environments.
    
-   In-depth, hands-on knowledge of integrated ELV systems including fire detection & alarm, IP-based access control, CCTV, structured cabling infrastructure, audio/visual distribution, and video intercom/entry systems.
    
-   Demonstrable experience managing ELV system installations and maintenance across multi-building or large-scale residential portfolios.
    
-   Strong understanding of applicable codes, standards, and regulatory requirements for ELV systems.
    
-   Experience using CAFM/CMMS systems, BMS/IBMS platforms, IP-based security management software, and digital compliance management tools.
    
-   Excellent technical report writing, communication, and stakeholder coordination skills — able to present complex technical matters clearly to non-technical audiences, including residents and senior management.
    
-   Proven ability to manage multiple concurrent workstreams and contractor relationships within a fast-paced, resident-focused environment.
