## Description

Key Requirements & Responsibilities:

-   Proven experience in finishing, snagging and de-snagging works for villas/residential projects.
-   Good knowledge of finishing activities including tiling, marble, painting, gypsum/false ceiling, joinery, doors, sanitary works and other architectural finishes.
-   Ability to independently supervise and coordinate day-to-day site activities across multiple villas.
-   Coordinate multiple subcontractors and specialist contractors, ensuring works are completed according to approved drawings, specifications and schedules.
-   Monitor subcontractor performance, productivity and quality of workmanship.
-   Plan and allocate manpower, materials and site resources based on daily and weekly work priorities.
-   Conduct regular site inspections and identify quality issues, defects and incomplete works.
-   Prepare and maintain snag lists and ensure timely closure of all outstanding items.
-   Coordinate with Site Managers, Project Managers, Consultants, Clients and subcontractors regarding site progress and technical issues.
-   Ensure work is executed according to approved drawings, method statements, quality standards and project specifications.
-   Monitor project schedules and immediately highlight potential delays, manpower shortages or material constraints.
-   Coordinate with Procurement/Stores to ensure required materials are available according to the work programme.
-   Maintain daily progress records and provide regular site progress updates/reports.
-   Ensure proper housekeeping and adherence to HSE requirements at site.
-   Strong site coordination, subcontractor management, manpower management and problem-solving skills.
-   Good communication skills with the ability to coordinate effectively with multiple stakeholders.
-   UAE/GCC villa, luxury residential or high-end fit-out experience preferred.
-   Candidates should be hands-on and site-oriented, with the ability to work under tight project completion and handover deadlines.
