**Salary: £39,000 per annum**

Job Overview:

To ensure the safe, compliant and efficient operation of steam, condensate, heating and associated mechanical pipework

systems across the contract portfolio. The role holder will support ABM in meeting customer requirements through the delivery of planned preventative maintenance, reactive maintenance and statutory compliance activities in accordance with SFG20 maintenance standards, manufacturer recommendations, contractual obligations and relevant legislation. The post holder will proactively drive quality, safety, compliance and continuous improvement whilst maintaining excellence in service delivery at all times.

Key Responsibilities

·       Complete all assigned planned preventative maintenance activities in accordance with SFG20 maintenance schedules.

·       Complete applicable SFG20 tasks relating to steam, condensate, heating systems, mechanical pipework and associated assets.

·       Inspect, maintain, fault-find and repair steam and condensate distribution systems.

·       Maintain and repair valves, steam traps, strainers, PRVs, pumps, pipework and associated mechanical components.

·       Undertake maintenance and repairs to heating and associated mechanical systems within competency.

·       Identify steam leaks, failed steam traps and other system defects and undertake appropriate remedial works.

·       Support mechanical insurance inspections and PSSR activities, including system isolation, removal and reinstatement of PRVs and other equipment for inspection/testing.

·       Undertake safe isolation, draining, venting and reinstatement of mechanical systems in accordance with approved procedures.

·       Conduct pre-winter inspections and condition checks of heating, steam and condensate systems.

·       Identify opportunities to improve steam and condensate system efficiency, including defective steam traps and avoidable energy losses.

·       Raise remedial works where defects are identified and immediately escalate safety- critical defects.

·       Accurately record all maintenance activities, defects and recommendations within the CAFM system.

·       Support minor works, project activities and management-of-change processes as required.

·       Maintain excellent working relationships with clients, suppliers and subcontractors.

·       Comply with all relevant health, safety and environmental legislation.

·       Adhere to permit-to-work, isolation and safe systems of work requirements.

Report all hazards, near misses and incidents promptly

## Requirements

·       Recognised apprenticeship or relevant vocational qualification in Pipe Fitting, Mechanical Engineering, Heating Engineering or equivalent.

·       Minimum three years' experience working on commercial/industrial mechanical pipework systems.

·       Demonstrable experience maintaining and repairing steam and condensate systems.

·       Knowledge of steam traps, valves, PRVs, strainers and associated steam system components.

·       Experience maintaining commercial/industrial heating systems.

·       Experience working within a facilities management, manufacturing or industrial environment.

·       Experience delivering planned preventative maintenance activities.

·       Understanding of safe isolation and reinstatement of pressurised mechanical systems.

·       Full UK driving licence.

·       Competent IT skills, including CAFM and mobile applications.

Desired Skills

·       Ability to interpret mechanical drawings, schematics and P&IDs.

·       Knowledge of PSSR requirements and mechanical insurance inspection processes.

·       Knowledge of steam system efficiency and steam trap management.
