**Key Responsibilities**

-   Review project appraisals, budgets, cost plans, cashflow and contracts from a lender’s perspective.
-   Monitor construction progress, programme, costs, quality, variations, claims and delays.
-   Independently verify project progress and contractor payment applications to support lender drawdowns.
-   Monitor cost-to-complete, forecasts, contingency and overall project financial performance.
-   Identify, assess and report key project risks, recommending appropriate mitigation measures.
-   Conduct regular site inspections and attend project progress meetings.
-   Liaise with the Borrower, Contractor and design team while maintaining independence and confidentiality.
-   Prepare monitoring reports, drawdown recommendations, executive summaries and ad hoc risk reports.

## Requirements

**Experience & Background**

-   Chartered membership of RICS (MRICS/FRICS) or equivalent recognised professional body.
-   Minimum 8–10+ years' post-qualification QS experience, including prior experience in development/bank monitoring, employer's agent, or project monitoring roles.
-   Experience working on projects in Saudi Arabia or the wider GCC strongly preferred; familiarity with local contracting practices, FIDIC-based contracts, and Saudi regulatory/permitting environment.
-   Strong understanding of construction finance structures, drawdown mechanisms, and lender risk requirements.
-   Excellent written reporting skills suitable for credit/investment committee audiences.
-   Willingness and ability to travel/be based on site across KSA.
