## Description

**The Role**

We're looking for a **Hunter (high commission structure)** – a proven **Business Development Manager** who specializes in selling **3PL warehouse space and distribution center services**. You'll be based in **Houston** and responsible for filling 200000 square footage by bringing in new clients who need warehousing, fulfilment, and distribution solutions.

This is **not** a relationship management role. This is **pure new business development** – prospecting, cold calling, networking, and closing deals.

**What You'll Be Selling**

Warehouse & distribution center space (pallet storage, bulk storage, cross-dock)

Pick, pack, and ship fulfillment services

Value-added services (labeling, kitting, repackaging)

Inventory management

Transloading and drayage coordination

Last-mile and final-mile delivery solutions

**Key Responsibilities**

Prospect and generate new leads through cold calling, email outreach, networking, and referrals

Identify and target companies needing **3PL warehouse space** in the Houston market

Conduct facility tours and presentations for prospective clients

Develop and maintain a **pipeline of qualified opportunities**

Negotiate rates, contracts, and service agreements

Collaborate with operations teams to ensure smooth client onboarding

Meet and exceed **monthly and quarterly revenue targets**

Track all activity in CRM (Salesforce, HubSpot, or equivalent)

Stay current on Houston industrial real estate market trends and competitor activity

## Requirements

**Candidate Requirements**

Experience - 3+ years selling 3PL warehouse / distribution center space

Hunter Mentality - Proven track record of self-sourced new business

Local Market Knowledge - Deep understanding of Houston logistics and industrial real estate

Sales Process - Can manage full cycle – prospecting to close

Communication - Strong presentation, negotiation, and closing skills

CRM - Proficient in Salesforce, HubSpot, or similar

Travel - Local travel within Houston metro area required

Background - Freight forwarding, 3PL, or industrial sales preferred
