## Description

**Salary: R30 000 – R35 000 per month**

A UK lettings and property management business needs a Tenancy Manager, fully remote from South Africa, for R30 000 to R35 000 a month, to run about 200 UK homes after move-in.

**Role overview**

Remote Recruitment is hiring for an established UK property management company that manages residential portfolios on behalf of other UK letting agents. You will own about 200 tenancies across two agent portfolios (one of about 100 properties and a smaller one), single lets and HMOs. You are the day-to-day contact for tenants, landlords, contractors and the agents whose portfolios you run, so clear, confident and friendly communication matters as much as process. Hours are 09:00 to 17:30 UK time, Monday to Friday, with a 30 minute unpaid lunch.

**Key responsibilities**

-   Own every tenancy in your portfolio from move-in to move-out: tenant and landlord queries, notices, check-outs, deposit deductions and disputes
-   Run the arrears report every Monday, Wednesday and Friday and chase by call, email and text until paid, including Universal Credit cases, then escalate through notices or rent guarantee claims
-   Triage maintenance in Fixflo, get landlord approval, chase contractors and see every job through to completion
-   Run the weekly compliance report six weeks ahead so no gas, EICR, EPC, fire safety or licensing certificate expires
-   Clear your diary actions every day and log every call, email and note in MRI
-   Keep the client agents updated without being chased, and flag risks early

**What you'll need**

-   At least 2 years managing UK residential tenancies after move-in: arrears, maintenance, check-outs and deposits (UK admin, renewals-only, sales or South African rentals experience alone will not be enough)
-   Your own portfolio today of around 150 or more UK properties, and you can tell us the exact number and the split between single lets and HMOs
-   Hands-on experience with UK property software such as MRI, Fixflo, Alto, Reapit, Jupix or Goodlord
-   A confident, warm communicator on video and by phone, who works independently and picks up new processes quickly
-   A reliable home office with fibre, backup power for loadshedding and a good headset

**Nice to have**

-   MRI and Fixflo specifically
-   HMO licensing and Renters' Rights Act knowledge
-   ARLA Propertymark or an equivalent qualification
