## Description

Manager – MDU Financing, Land Cost and Valuations

Qiddiya Investment Company is transforming the entertainment landscape in Saudi Arabia, and we are in search of a driven and insightful professional to fill the role of Manager – Land Cost and Valuations within our Master Development Unit. This role plays a central part in shaping the financial case for Qiddiya's districts as they move through planning and design, working closely with district master planning teams to ensure districts or projects are commercially sound and ready for key decision points.

You will develop and refine district-level financial models, translating detailed modelling assumptions into clear outputs that support planning and investment decisions. As part of the Land Cost and Valuations workstream within Master Development Financing, you will contribute to feasibility studies, land cost and value analysis, investment assessments to ensure that our projects are viable and aligned with Qiddiya's long-term goals.

While strong technical skills are important, this role also requires close coordination and collaboration with stakeholders across the entire business. **Key Responsibilities**

-   Develop and refine district feasibility models, ensuring commercial viability and alignment with master-planning goals
-   Support financial model updates as districts progress from early concept through to detailed design
-   Prepare clear financial analysis and presentation materials to support key planning and decision-making.
-   Assist to refine and apply land cost data within district-level financial models, maintaining a solid understanding of how these inputs are derived
-   Work closely with district master development, planning and asset teams to gather necessary data, ensure cross-function collaboration and alignment
-   Collaborate closely with internal teams and external stakeholders to gather necessary data for financial planning and analysis
-   Conduct scenario and sensitivity analysis to support decision-making
-   Assist and enhance financial processes and frameworks to improve efficiency and support strategic initiatives.

## Requirements

**Requirements**

-   Bachelor's degree in finance, economics, real estate, or a related field.
-   A minimum of 5-7 years of experience in real estate finance.
-   Proven expertise in financial modeling, feasibility analysis, and project evaluation.
-   Strong analytical and strategic thinking skills, with the ability to interpret and simplify complex financial data for a range of stakeholders.
-   Experience in preparing presentations to articulate recommendations and findings from financial analysis.
-   Excellent communication and interpersonal skills, capable of engaging with stakeholders at all levels.
-   Proficiency in financial analysis software and advanced Excel skills.
-   Experience in land development, valuation or land transaction is preferred.
